HVAC Controls & Building Automation

A good building automation system (BAS) is the heart of your building’s HVAC system and as such, having a strong heart is key to the health of your building. Efficient and dependable, like a heart, FM Controls uses Reliable Controls in all new installations. More than just known for dependability and long life, Reliable also provides the bells and whistles you will appreciate including:

Reliable’s line of MachPro controllers use open-source BACnet programming, allowing them to interface with mechanical equipment from most manufacturers giving you, rather than your controls vendor, ownership of your system.

Process Automation

Many operator tasks can be automated. Shut a pump off when a tank is full, run an auger until a weight is achieved—the list goes on. FM Controls does small scale process automation that will increase your efficiency and reduce your operating costs. Our process automation customers are municipal water and waste water treatment plants, agricultural businesses and bulk material handlers.

Automation can also improve consistency and quality by making decisions based on multiple data points from inputs such as flow meters, weight and level sensors, position switches, and motor amperages to name a few.

Automation can also help protect your equipment investment by monitoring critical failure points such as bearing temperatures and electrical overloads, so in the case of an issue, processes can be shut down, alarms sounded, and alerts sent out. Additionally, metrics such as operational run times can be logged and reported on.

Gas Detection

The detection and removal of noxious gases is essential to providing a safe environment. Many gases are undetectable by human senses so it’s important the proper safeguards are in place. Gases from vehicle exhaust need to be monitored and removed from areas such as parking garages and vehicle maintenance facilities. Explosive gases should be removed from confined areas such as waste treatment plants and a supply of fresh air should be provided to rooms with large numbers of people.

When elevated levels are detected, action needs to be taken such as starting exhaust fans. If amounts reach dangerous levels, strobes and horns let people know to evacuate and if needed, processes creating the noxious gas can be shut down. Gas detection systems can be installed as a stand-alone units or for additional features, can be integrated with a building management system such as Reliable Controls.

In the case of detention facilities, FM Controls is a certified installer of smoke control and purge systems. We also perform scheduled maintenance and re-certification on installed systems so that you know you are safe and compliant!

Legacy Systems and Retrofits

Do you have an out-of-control HVAC system? Most legacy control systems don’t work properly, are inefficient and are unreliable. Additionally, its getting harder to find people able to service them. FM Controls updates these old pneumatic or electric control systems with programmable digital controls that are flexible and easy to use, creating a more comfortable environment with a lower operating cost.

We do both full or partial system replacements, in both occupied or unoccupied buildings replacing and/or integrating with legacy systems from other manufacturers such as: Alerton, Andover, Automated Logic, Delta, Distech, Honeywell, Johnson Controls, Staefa

Rest easy knowing that you can monitor and control your animal buildings from anywhere using your phone or computer. Networking allows multiple sites to be controlled via a single interface, accessible from any location.

Energy Savings

One of the greatest benefits to a quality building automation system is energy savings. Coordinating and limiting room temperature set points can end the thermostat wars and keep you from cooling one area and heating the next. Scheduling through night and weekend setbacks also help save money.

In conjunction with selected utility companies, we can review your energy usage and benchmark your consumption against others. Analysis can then be performed to see how improved efficiency, productivity, and reliability will help pay for a control system upgrade. Additionally, some utilities offer rebates on control and mechanical systems upgrades. When available, FM Controls will help you in securing those rebates.

Rebates may also be available on upgraded lighting and mechanical equipment such as boilers and pumps. The energy review can help identify inefficient equipment and make recommendations.
